We take a holistic approach to property management. It's not just about getting the highest monthly rent. Successful property management involves making sure your home is taken care of, rent is paid on time, and everyone involved stays happy. We work to create a good working relationship with both the owners and the tenants through responsive communication, feedback, and action when necessary.

Preparing your home for rent can be stressful. Not only do you have to pack up your stuff and get out of there, you need to make it ready for your new tenants. Things that didn't bother you, like the a broken step or a loose railing, can be a safety concern and liability when it comes to tenants. 

 

We'll help you through this. We'll conduct a detailed home consultation where we will help you identify areas that need some attention, and we'll set up contractors and other professionals who can take some of the work off of your plate. Our property management services also include a home cleaning so there's one less thing for you to worry about!

 

Correctly pricing a rental property is as much an art as it is a science. When it comes to pricing a property for sale, there's usually ample information out there about recent home sales. This isn't always the case with rental properties. We actively watch the market and keep a close eye on rental prices in North County, so we usually have a pretty good idea of what the rental price "should" be. From there, we back ourselves up with leading rental valuation software models that are capable of processing large amounts of data and generating accurate valuation reports. Lastly, we evaluate the market conditions, the timing, and the general supply and demand to determine a reasonable rental rate. 

All real estate agencies will tell you that they do "extensive marketing" of your property, but we go above extensive. All of our rental listings get the full treatment, including professional pictures, aerial photography, and 360° virtual tours. Most brokerages may provide these services for their For Sale listings, but few do it for rentals. Because we handle everything in-house, we're able to provide the full package to get our rental listings rented quickly and efficiently.
